1.
A request to make a reservation is binding for the tenant. By doing so, you accept the rental terms and the house rules. This means that the tenant will be liable for compensation in the event of cancellation, late payment or failure to be present at the agreed start of the rental period. After booking, the tenant will receive a confirmation email.
2.
Upon booking, a deposit of 50% of the rental price must be paid. The balance of the rental price and the security deposit of €1,000 must be paid 4 weeks before arrival. The security deposit will be refunded no later than 2 weeks after your stay. Any damage or additional costs (e.g. extra cleaning, see point 9) will be deducted from the security deposit. If this security deposit is insufficient to cover all damage established by the owner, the person responsible for the booking is liable for the full compensation of the damage.

No later than 1 week before arrival, we will contact the tenant regarding access to the property and all further information relating to your stay.

The tenant has the right to cancel the reservation at any time, subject to payment of a cancellation fee. Failure to appear on the day of arrival is regarded as cancellation. The cancellation fee amounts to:
- up to 120 days before arrival: €100 administration fee;
- between 120 and 30 days before arrival: 25% of the rental price;
- between 30 and 14 days before arrival: 50% of the rental price;
- less than 14 days before arrival: 100% of the rental price.

The property may be occupied by a maximum of 28 persons (> 2 years). Babies and children under 2 years of age are not included in this. It is forbidden to occupy the property with more people than stated.
6.
The property may never be sublet. If you rent the property for a certain period, it is assumed that you yourself, together with that group, will use the property for the entire period. Splitting a holiday period with a second group is not permitted.

The property may be occupied on the day of arrival from 4.00 pm and must be vacated on the day of departure no later than 6.00 pm in the case of the 'weekend with 2 nights' package, or by 10.00 am in all other cases, for cleaning purposes.

Water, gas and electricity consumption and wifi are included in the rental price, provided this relates to normal use. Charging electric vehicles from the household electricity supply is not permitted. In the event of non-compliance, a charge of €500 will be applied and deducted from the security deposit.

Final cleaning is included in the rental price. However, upon departure all rooms in the property must be left swept clean. Kitchen utensils must be cleaned and put back in order, and dishwashers must be emptied. The oven, microwave, fridge, cold room, freezer and barbecue must be left neat and clean by the tenant. The cold room will be switched on upon arrival. Upon departure, the tenant switches off the cold room and freezer and leaves the door of both open. All waste bins must be emptied and deposited in the garage (see point 12).
Outside, the terrace and garden must be left tidy. This means that no food scraps, cigarette butts or litter may be left in the garden or on the driveway.
If the property is not left tidy, the landlord has the right to charge the tenant for the time spent cleaning the property at a rate of €45 per hour. The aforementioned cleaning costs will be deducted from the security deposit.
Outside, the terrace and garden must be left tidy. This means that no food scraps, cigarette butts or litter may be left in the garden or on the driveway.
If the property is not left tidy, the landlord has the right to charge the tenant for the time spent cleaning the property at a rate of €45 per hour. The aforementioned cleaning costs will be deducted from the security deposit.
10.
The tenant undertakes to treat the property and its contents in all circumstances as a good householder. This includes, among other things, closing windows and doors and retracting the sun awning in wind/rain and when leaving the property, and using water, electricity and heating reasonably. In the event of excessive consumption, this will be charged against the rental security deposit. When absent, the property must be locked.

Bed linen is included in the price. The beds are made up upon arrival. Upon departure, the tenant removes the duvet covers, pillowcases and fitted sheets from the beds and deposits them in the provided linen bags, along with the bath towels, bath mats, kitchen towels and dishcloths. Please leave 1 duvet and 1 pillow on each bed. The mattress protector must remain on the bed.
12.
Waste must be sorted correctly in the provided waste bins in the garage of the property. Bin bags are used in all waste bins (bathrooms, toilets and kitchen). Upon departure, all bin bags are removed and deposited with the waste in the garage of the property. Glass must be taken by you to the glass container. There is a glass container 100 m from the property, along Kaaiplaats. Please do not throw objects or substances into the toilets that do not belong there (such as nappies, sanitary products, but also no fat and food).
13.
All objects present in the property remain the property of the owner. Furniture may not be moved. The tenant has free use of the TV, internet, washing machine, tumble dryer, cold room and all other household appliances. The tenant may therefore not claim monetary or other compensation if any of these appliances are defective. The tenant is therefore kindly requested to report any defects immediately to the owner or their representative. We will do everything possible to repair the defect as quickly as possible.
If something is not in order upon arrival or if the tenant causes damage during the stay, they must immediately notify the owner or their representative.
The owner and their representative cannot be held responsible for temporary interruptions in the supply of electricity, internet or water. The tenant's own electrical appliances must be technically sound and must not overload the electrical installation.
The tenant, being the person who made the reservation, is liable for damage to the property caused by themselves and/or their fellow travellers. During the rental period, they are responsible for the property and undertake to keep it tidy. The tenant is also liable for theft of contents. It is recommended to take out separate travel insurance in addition to your own liability insurance.

The fire bowl must be extinguished each time the last persons leave the fire bowl. The BBQ and fire bowl may not be moved. The BBQ and fire bowl must be emptied into the provided bucket with lid.
15.
Animals are not permitted. If the landlord notices that animals have been in the property, the landlord may charge compensation for this.
16.
A strict smoking ban applies inside the property. Smoking is permitted outside the property; an ashtray is provided. However, the tenant must at all times remove cigarette butts before leaving the property.
17.
Lighting candles inside the property is not permitted.
18.
Use of a deep-fat fryer, gourmet set or fondue set inside the property or on the terrace is not permitted.

Storing fireworks in the property and setting off fireworks in or around the property is strictly prohibited.
20.
The property is not rented out for (stag/hen) parties or to student associations. The owner or their representative is authorised to end any stay when this agreement is not complied with and when the group behaves intolerantly or fails to observe the house rules and good neighbourly relations, without refund of the rental amounts paid. After 10 pm we expect complete quiet outside.
21.
The tenant uses the property at their own risk. The owner and their representative cannot be held responsible for bodily injury sustained during your stay and/or any damage or loss suffered by the tenant.
22.
The owner or their representative may enter the property at any time to inspect the internal installations and heating, without the tenant's permission. The owner and their representative are obliged to respect the tenant's privacy.
23.
Before taking possession of the property, the tenant must familiarise themselves with the household fire regulations and the location of the emergency exits and fire extinguishers. The person responsible for the reservation must ensure that fellow occupants are informed of the emergency procedures in the event of fire. Various floor plans are available in the property showing the emergency lighting, fire detection, fire extinguishers and emergency exits.
Stairs, corridors and doors must always be kept clear to allow rapid and easy evacuation of the building. Internal doors leading to an emergency exit may not be locked or blocked.

24.
Any disputes arising from or in connection with this agreement, whether concerning its validity, interpretation or performance, fall under the exclusive jurisdiction of the courts of the judicial district where the owner/operator, Mova Invest BV, is established.
25.
Belgian law applies.
